How Does An ADU / Granny Flat Improve My Home?

An ADU detached from the single-family residence may be up to 1,200 square feet, regardless of the size of the residence. An Accessory Dwelling Unit creates additional space for your growing family. Adding a Companion Unit to your property could generate additional income for you. These improvements increase it’s value and flexibility. No doubt, there is so much you can do with your property! With our Accessory Dwelling Units service, we can transform and maximize the available space on your property.

Zoning & Planning

Accessory Dwelling Unit, simply called ADU, refers to a second dwelling unit on a single residential family property. These additional units can be constructed on practically any housing property. It is important to mention that since these two structures are situated on a single property, they have to be sold together whenever the homeowner decides to sell off his property. This significantly increases the value of the property. Over the years, there have been different names given to these additional homes. This includes granny flat, carriage house, tiny house, garden cottage, guest house, casita, studio apartment, in-law suite, among others. Thanks to the zoning codes of San Diego, property owners can now choose to construct extra dwelling units on their property. According to the zoning codes, homeowners can include a full kitchen and other accessories in the unit. This makes it very easy and legal to rent out. The Accessory Dwelling Units can be constructed in the garage, and it can also stand alone as a single dwelling unit or built as an attachment to the existing house. It all depends on the available space and the choice of the homeowner.

Advantages

There are numerous advantages that come with adding an extra unit to your property. Apart from the significant value addition, you can also earn some cash from renting it out. This means you don’t have to wait until you are ready to sell your house before you start earning income from it. Additionally, with ADU conversions, you contribute your quota to providing cost effective housing for residents in San Diego.
